Selling an Inherited or Estate Home on Long Island

Patient, practical help for families settling a loved one’s property in Nassau and Suffolk County.

How We Help Families Selling an Inherited Home

Inheriting a home usually comes at a hard time, and the sale involves more moving parts than a typical listing. We help families through it one step at a time, working alongside your attorney so nothing is missed.

Before a sale can happen

Ownership has to be clear. Depending on whether there was a will and whether an estate has been opened, you may need authority from the Surrogate’s Court, which your estate attorney handles. We do not give legal advice, but we help you understand how the timeline affects your sale and keep the listing plan aligned with it.

How we help

  • Coordinate with your attorney, title company, and the court timeline so the sale does not stall.
  • Handle the property while you decide. If you live out of state or cannot be at the house, we can help arrange contractors, photos, showings, and walkthroughs.
  • Sell as-is when that makes sense. You do not have to renovate. We can market the home as-is, or approach cash buyers off market, and compare the offers for you.
  • Stay in touch on your timeline. Some families need months before they are ready to list. We check in without pressure.

Good to know: Questions about what must be disclosed to a buyer should be directed to your attorney. I am a real estate broker, not an attorney, and this is not legal advice. See our NYS Disclosures page.

Paid at closing. We are compensated only if your sale closes.

What to Expect

  1. A first conversation. We talk about the home, the family, and where the estate stands. There’s no pressure and no cost.
  2. A realistic value and options. You’ll see what the home could sell for, whether as-is, listed, or off-market to a cash buyer.
  3. A plan that matches the legal timeline. Your attorney tells us when you have authority to sell, and we line up the marketing so the home is ready when you are.
  4. Marketing and offers. We handle photos, showings, and offers, and compare them side by side.
  5. Closing. Your attorney and the title company handle the paperwork. We stay involved until the keys are handed over.

Questions Families Ask

Do I need Letters Testamentary or Letters of Administration before I list?

Often a sale can’t close until the estate has legal authority to sell, and your estate attorney will tell you where things stand. We can usually start preparing the home sooner. Ask your attorney about your specific case.

Can we sell if the estate isn’t settled yet?

That depends on the facts, and your attorney decides. We can help plan around the timeline.

What if the heirs disagree?

That’s a legal question for your attorney. What we can do is give everyone the same clear information on value and options.

Do we need to clean out the house?

No. We can sell as-is, and we can help arrange a cleanout if you want one.

What if I live out of state?

We handle showings, walkthroughs, and coordination so you don’t need to be on Long Island.

Who pays you?

We’re paid only if the sale closes.
